The St Annes Event Space project aimed to transform a previously underutilised street area into a vibrant multifunctional town square. Designed to accommodate a wide range of activities, from concerts and street markets to outdoor cinema screenings and yoga classes, the project sought to create a central destination that would boost footfall to local shops and create community engagement. A key objective was to modernise the space while respecting and preserving St Annes’ rich heritage, achieved through the use of bespoke, high-quality materials and craftsmanship.
Fylde Council engaged our team early in the design phase to ensure a collaborative approach, addressing issues from past projects and mitigating risks. With multiple business stakeholders in St Annes town centre, minimising disruption was a top priority. Tight deadlines required the scheme to be completed by summer 2025, demanding a streamlined design-to-construction process and robust budget management.
Our team worked closely with the client and designers to refine the design, ensuring deliverability and cost-effectiveness. Navigating complex permissions was critical due to the site’s partial ownership by Lancashire County Council and Fylde Council and the need for a Section 278 agreement. We led the submissions for street works permits and coordinated with highway authorities to maintain momentum.
The project faced several challenges, including tight deadlines and budget constraints. We guided designers on construction practicality and cost-saving measures without compromising quality. A notable innovation was the installation of a unique six-colour paving pattern, likely the first of its kind in the UK, sourced from Portuguese granite quarries. This required detailed coordination on product specifications and on-site laying patterns.
Additional technical challenges included integrating a 125amp power supply and water fountains, liaising with utilities companies, and relocating bus stops to improve accessibility for an older demographic. To minimise disruption, we carefully phased works and maintained pedestrian and traffic flow.
To reduce impact, the main works compound was positioned away from the core town centre. Site access was fully enclosed yet maintained vehicle and pedestrian circulation. Material delays prompted extended working hours, including weekend shifts and early starts, to meet the summer completion deadline.
Traffic management focused on keeping a continuous bus route through the square, critical for the largely elderly population relying on public transport. Early Contractor Involvement led to the construction of new bus stops early in the project, minimising subsequent disruptions. We also offered to resurface roads overnight at no extra cost, reducing daytime inconvenience for businesses.
Public communication was key to project success. Fylde Council’s communications strategy was supplemented by our dedicated liaison officer. We used multiple channels, including newsletters, a WhatsApp group, posters with QR codes, and regular in-person updates with shopkeepers and residents. Open drop-in sessions provided direct engagement with elderly community members.
Health and safety standards were exemplary, with no accidents despite complex underground utilities, including uncharted historic electrical cables. Dust and noise control measures were rigorously implemented, with site conditions carefully managed during a prolonged hot and dry spell.
Environmental considerations included the use of soakaways to manage runoff and minimise contamination risk, noise mitigation strategies, and sourcing local materials such as concrete and aggregates wherever possible, supporting local suppliers.
The project was delivered on budget and on programme despite supply chain delays, thanks to strict financial controls and proactive planning. The client praised our professionalism, collaborative approach, and positive community impact. Fylde Council’s Chief Executive commended the team for their respect, pride, and outstanding engagement with residents, businesses, and visitors alike.
The project also received recognition for accommodating key local events like the Military Parade and St Annes Carnival, ensuring smooth, safe proceedings with minimal disruption.
This successful partnership sets a strong foundation for future phases and ongoing collaboration with Fylde Council.
